Enjoy your own apples, grapes, cherries, oranges, olives, limes and figs. It's a well planned garden which is not difficult to maintain. The garden is also home to many flowers, both hand planted and wild, which seem to flower several times a year.

Further down from the villa you will find the pool area. The large swimming pool (approx 22m x 7m) is kidney shaped and has an island and diving board. A new pump and filter work via a timer control for less energy consumption. The pool area is made from natural stone with a pretty grassed area that has a tropical feel with yuccas and a new palm. There is also a 'Tikki' style building with tiled roof and electrics, which could be used as a bar. The views from here are beautiful and provide a lovely private area for sunbathing which is positioned for maximum sun all day. At night the pool and surrounding area are backlit so when the sun sets the evenings can be enjoyed in comfort. There is also extensive background lighting to guide you around the grounds. All outside lighting is operated by timer switches.

MAIN VILLA






The entrance to the villa is a large covered porch with marble tiles and steps with several handcrafted plant pots. The extra wide front door opens to a roomy entrance hall with a sofa and a curved archway leading to the dining room on the left, a large double bedroom on the right and the stairway to the upper bedroom in front. Decorative steelwork and natural stone features complement the stairs and raised hallway.

The stairs take you to a double bedroom with wonderful views over the surrounding countryside. You can clearly see the Greek mainland and Albanian mountains which are so pretty in the winter when snow-covered. Out of the other window there are beautiful views of the nearby village of Pelekas perched high on a hill and the well known landmark known as the "Kaisers Chair". The bedroom is carpeted.

The double bedroom off the entrance hall has a large en-suite bathroom with twin hand basins, vanity unit and toilet. This bedroom also has views over the countryside and is carpeted.

Along the raised hallway you will find another large bathroom with double hand basins, vanity unit and toilet. Next door is a shower room with single hand basin and toilet. All bathrooms have tiled floors and walls.

At the far end of the carpeted hallway are two other double bedrooms. One has two windows, fitted carpet, and lovely views, the other has fitted wardrobes and French doors leading out to a covered balcony again with glorious views.

Leading off the hallway are steps down to a studio type living area with built in single bed, a stepped living zone which leads into an inner room which could be used as an office. This room also has large amounts of fitted cupboard space. There is a washroom with toilet and hand basin. The living zone/bedroom has a large curved fireplace. A double window opens out onto an extensive patio area. The floors are all tiled.

Back to the archway that leads to the large dining room with a chandelier and 10 seater table. Ornate rugs, tiled floor and a decorative curved wall makes the dining room a joy to eat in. Steps lead down to a sunken lounge that is very roomy. Two sets of leather suites (to seat 10), a large coffee table, sideboard and book cases, two smaller coffee tables, a beautiful rug, and a large curved open fire place still leave the room feeling spacious. French doors lead out to a covered balcony again with lovely views.

The kitchen is country style but with all mod cons. Fan oven and hob, dishwasher, fridge-freezer, microwave, double sink and larder. The breakfast room is incorporated and is again in the country style. It has a large benched seating and table area with numerous cupboards and storage space.

Outside the kitchen is a glazed porch area which is ideal for airing clothes if necessary. We are now at the rear of the property where you will find a large purpose built barbecue with electric spit roast and oven, both of which are charcoal heated. There is lighting and power points for a fridge etc. There is an eating area with a bench and a lawn area. All this is in the shadow of a mature olive tree. Next to this is a double garage with lighting and power points. Located in the garage is a water pump to draw from a reservoir, just in case there is a loss of mains water pressure. The driveway to the garage is approx 180m long. The main gates have coded entry and are electrically operated. The whole perimeter of the main villa is paved with coloured slabs which makes maintenance of the building and general tidiness very simple. The boiler room is incorporated in the building design. This houses the oil fired boiler and water heater. The whole villa has central heating with radiators in every room. There has been extensive rewiring carried out and every socket and switch is new. The whole electric supply externally has also been replaced with a new fuse box located in the garage. There is a breakfast bar suitable for stools and a large dining room that leads off to a sunken lounge which again is a good size with an open fire place. There are two double bedrooms with fitted wardrobes. One bathroom has a full size bath, twin sinks and vanity unit. The other has a shower with toilet. This room also houses the washing machine. All areas are tiled. The guest house also has a large private patio area. It has independently operated central heating. The main villa boiler provides all the central heating for both houses. Each house has its own thermostat. An ISDN phone and internet line is installed.
